Crombie REIT's Strong Q2 Performance: Growth in Occupancy and Financial Stability

Crombie Real Estate Investment Trust delivered an impressive second-quarter performance, characterized by sustained growth in leasing activities, exceptionally high occupancy rates, and a significantly strengthened financial position. The company's focus on its grocery-anchored retail portfolio proved resilient amidst fluctuating economic conditions, ensuring stable operational outcomes. During the second quarter, Crombie achieved a 3.2% year-over-year increase in commercial same-asset cash Net Operating Income (NOI). This growth was largely attributed to successful leasing endeavors, including a notable 11.3% increase in first-year renewal spreads, marking the seventh consecutive quarter of double-digit growth in this area. The company's committed occupancy reached an impressive 97.5%, indicating strong tenant demand and effective property management. Furthermore, Crombie successfully renewed 121,000 square feet of leases, with rental rates increasing by 11.3% for the initial year and 12.7% over the entire renewal term when weighted by average rental rate. An additional 33,000 square feet in new commercial leases were secured during the quarter, contributing to a total of 63,000 square feet in new commercial leases for the first half of the year, at an average first-year rate of C$26.26 per square foot.
Crombie's financial health also saw considerable improvement, with available liquidity totaling C$478.7 million by quarter-end. The company's debt-to-gross fair value stood at 42.6%, and approximately 90% of its debt carried fixed rates, enhancing financial stability. A significant post-quarter event involved the issuance of C$300 million in Series N senior unsecured notes due in 2033 at a record-low spread of 124 basis points over the Government of Canada curve. Proceeds from this issuance were used to redeem existing Series F notes and reduce revolving credit facility borrowings, further optimizing Crombie's capital structure. Property revenue saw a 1.9% rise to C$126.2 million, with net property income increasing by 0.6% to C$81.8 million, driven by acquisitions and leasing activities despite lower lease termination income and higher amortization costs associated with modernization projects.
Growth initiatives were selective but impactful. Crombie acquired a 30,000-square-foot Safeway property in Surrey, British Columbia, for C$12.7 million, strategically located in a key retail hub. The company invested C$10.6 million in its modernization program and engaged in development activities across intensification projects and greenfield constructions, targeting yields on cost in the 6% to 8% range. Management emphasized a disciplined approach to growth, focusing on advancing development entitlements and permits to maintain future flexibility, rather than embarking on major new construction in the immediate future. The Marlstone residential project in Halifax celebrated its grand opening, achieving over 30% occupancy by the end of July, with stabilization expected in the latter half of 2027. This project's estimated total cost for Crombie's share modestly increased to C$72 million, while the expected stabilized yield on cost remained consistent at 4.5% to 5.5%.
